Water in neighbors yard
Perhaps from this run of sprinklers
Last Saturday the neighbor next door let me know I might have a sprinkler issue. They found a bunch of water in their yard which is downslope from a run of sprinklers that waters hedges and trees at the property line. I checked out our sprinklers and didn’t seen any signs of a leak. But – the sprinklers were not sprinkling even though I could hear what sounded like moving water at the valve. My guess is that the pipe for those heads are broken enough to not allow enough pressure to pop the sprinkers up out of their bodies.
I turned off that zone. Except for a few minutes of testing they have not been on for about a week. I don’t know what to think given the pooling water in the neighbors yard hasn’t yet dried out.

Cut and capped
There is a hidden sprinker head somewhere to the left of the pictured pear tree. Or perhaps under the tree. That head or the feed to it was considered to be a likely source of the water. The gardeners and I dug enough of a trench to get to the feed pipe downstream from the next sprinker head in the line. The pipe was cut and capped. After waiting a day for the glue to dry I checked out that line of sprinklers. They still don’t work. I still hear what sounds like moving water at the valve.

Oak tree roots will need to be cut
The valve is a long ways away
I’ve started extending the trench toward the valve looking for something broken. I’m going to have to cut lots of surface roots, especially those of an Oak tree that lives on the neighbors side of the property line. Will that kill the Oak? I don’t know. It looks like some of those roots have completly surrounded the next sprinkler body in the line. Perhaps the body has been crushed by the roots. In any case I have to cut the roots to find the issue.
